Foundations

Reinforced concrete in accordance with mandatory Earthquake resistant specifications and with the regulations of the relevant Government Authorities.

Main Building structure and load bearing walls

All internal and external walls are constructed of hollow clay bricks.

Where wooden pergolas are shown on the plans, these will be constructed of solid wood and safely fixed to the building structure.

Two way switches where necessary.

Wiring to be concealed in conduits within walls and under floors during the construction process.

Air Conditioning

Appropriately sized split units will be installed in the main living area and in each bedroom, to provide both air conditioning and heating. Complete with remote controls.

Water supply and sewerage

A full Solar water heating system, in accordance with ISO 9002 for each apartment. Particular care will be taken to conceal the water storage tanks within the roof structure of each building, where possible.

A cold water tank for each apartment

Pipe-in-pipe plumbing system, with CPVC pipes for drinking water and drainage via PVC pipes of appropriate bore.

Immersion heater system for winter months

Sewerage system as required by the local authority.

Walls

All internal walls plastered (3 layers) and finished with 3 coats of high quality emulsion paint (with the exception of tiled areas.) Choice of colours.

Stainless steel with three-way, stainless steel mixer tap.

Provided between the work surfaces and the wall units. Choice of colours.

Granite work surface, from a choice of colours.

Plumbing provision

Full plumbing provision will be made to support the sink unit, a washing machine and a dishwasher.

Kitchen appliances

The kitchen will be fitted with a separate electric oven and electric hob, extractor hood above hob, microwave unit, refrigerator and washing machine

Bathroom and Sanitary finishes

Wall tiling

High quality ceramic tiles to a height of 2.1 metres, from a choice of styles. Wall space above this height will be finished with 3 coats of emulsion paint.

Lighting

Waterproof and steam resistant globe light fittings will be used.

Shower tray and cubicle (in 2 and 3 bed apartments and maisonettes)

White tray with chrome mixer tap, shower head and slide rail, soap holder. Plain shower cubicle.

Bath

Terraces and leisure areas

Terraces surrounding the swimming pools and other leisure areas will be finished in a combination of paving stones and stamped concrete.

Swimming pool

The swimming pool will be available to residents only. Surrounded by stone paving and landscaping. The swimming pool is of varying depths and will have an overflow ‘infinity’ edge.

There will be a complex of changing rooms, showers and WCs serving the main pool area.

Sun beds and umbrellas will be provided in the first instance, around the communal swimming pool.

Landscaping

The grounds will be extensively landscaped and planted, to provide a pleasant environment for the residents and will include many features.

External lighting

Extensive external lighting will be provided in the communal areas for safety purposes and to enhance the appearance of the grounds at night.

Car parking

Each apartment and maisonette will have 1 space of designated parking. Extra spaces will be available.

Full Property Management services are available at Chloraka Terraces. A British owned and run company, based in Paphos, will be on hand to provide all the services you need to let your property successfully. As well as helping you with rentals, they will provide all the necessary cleaning, laundry and maintenance routines that you'll need in order to keep your property in the best possible order for clients.
